The first asks the question, “If we build it, will they come?” The second, “If we build it, and they come, will they pay us?” The third asks, “If we build it, and they come, and they pay us, will it be profitable?” This approach is at the core of the highest and best use study, and it is one of the first steps in all complex real estate development decisions. Our feasibility studies have paved the way for urban villages in Washington and shopping centers in South Carolina.
